Pricing your property – How much is my property worth?
Because there is no database available to see recent sales in Tulum, Playa del Carmen or the Riviera Maya you have only a couple of options.
- do an online search and check out similar properties listed in your neighborhood, area or city and make your own comparison.
- consult or pay a Real Estate Agent and ask for a comparative market analysis (CMA)
Do I pay taxes on the sale of my property?
- Yes, you do pay taxes. The amount varies between 0% and 35%. To find out the exact amount you need to pay, you need to consult with a professional.
How much commission do I pay?
- Professional and licensed Real Estate Agents take 7% commission
Do I need to be in Mexico to sell?
- No, you can have a power of attorney, but in some cases your presence is necessary.
Depending on the type of property, you will need to have the following documents, including but not limited to:
- Property Title (=span. Escritura)
- ID of property title holder (passport)
- all utility bills in your name (electric, water, HOA)
- Cedula Catastral (official survey of your property)
- Constancia de no aduedo de cooperacion por obra publica municipal (proof of non-debt from city hall)
- Constancia de no aduedo de impuesto predial (proof of no-debt property taxes)
- Carta de no aduedo de cuotas de mantenimiento del condominio (proof non-debt of condominium fees)
- Carta de no aduedo aqua (proof of no debt water company)
- Calculo impuesto ISR (calculation of capital gins taxes)
- Certificado de libertad de gravamen (official certificate of no lien)
