Every Wednesday and Friday you can see international movies and documentaries at „Parque La Ceiba“ at 8PM. This community park is located between Ave. Juarez and Centro Maya just 2 blocks after the highway.
Starting February 10th of 2019, you can‘t buy alcohol after 11.00pm in convenience stores (Oxxo, 7-Eleven etc.) and supermarkets (Mega, Chedraui etc.) in Playa del Carmen, Tulum and the entire state of Quintan Roo. According to the new law the sale of alcohol for wineries, liquor stores, sub-agencies, mini supers, self-service stores and convenience stores is only allowed from 10:00 a.m. to 11:00 p.m. Monday to Saturday and on Sundays from 10:00 a.m. to 5:00 p.m.
What about bars, clubs and restaurants?
Last call for those establishements will be as well 11:00pm, but they can apply for a permit to sell until 3:00am for an additional fee. For restaurants, bars and open establishments that offer alcoholic beverages, the schedule will be from 11:00 a.m. until 11:00 p.m. Monday to Saturday. On Sundays it will be 11:00 a.m. until 5:00 p.m.

Condos and Houses that are 5 to 10 years old, have administrators that are up to date with the maintenance of the grounds like garden and pool, while new buildings still have to establish their owner association and find a good administrator.
New Constructions are usually smaller in size due to higher land prices, developer use similar materials, designs and concepts to make their product competitive etc. Existing condos in Playa del Carmen and Tulum can have very interesting layouts, huge spaces or magnificent views and perfect locations.
Also don’t forget: Real Estate Agents are Sales People, generally concentrating and driven by what sells. During a Real Estate Boom agents are getting pampered with free tours for their clients to showroom of projects under construction or parties, that celebrate sales numbers with wine and food. Master Broker appear and offer higher commissions for sales in their projects, give out high end brochures and can afford expensive software that offers virtual tours to their potential buyers.
This and other reasons make it so much more attractive to concentrate on what the market seems to demand and leads to price reductions on existing condos in Playa del Carmen to make those properties stand out from the new crowd and atractive to potential buyers. It is worth a look at those properties and compare them with the new pre-sale products. You will be surprised!

Beautiful beach Playa Xcalacoco just North of Playa del Carmen
Xcalacoco Beach is a well-kept public beach, used and visited by locals & residents of the surrounding communities of Lol Tun, Privanza del Mar, Lol Ka Tun etc. Xcalacoco is located between two hotels, Le Reve Hotel & Spa, a small boutique hotel and the Azul Fives Resort. However, the beach is usually quiet. Most of the guest of the resort stay in one of their several pools.
The water at Xcalacoco is often very calm and parts of the beach are rocky. Because Xcalacoco beach is public, there is no service, so you need to bring your own drinks, snacks, towels & chairs. Please take care of the environment, take your trash with you, and please don`t leave cigarette buds in the sand. A lifeguard should be on duty. How to get to Playa Xcalacoco from Playa del Carmen?
There is no public transportation, so you need to drive, but please note parking is very limited. Xcalacoco Beach therefore is perfect for all the people vacationing/living in the gated communities nearby like Lol Tun, Privanza del Mar or Lol Ka Tun. With a bike, you need at the most 7 minutes to the beach. On your way stop at the convenience store called OxxO that sells everything you need for a beach day, including cold beer.
Driving Instructions to Xcalacoco Beach Playa del Carmen
Coming from Playa del Carmen drive on the 307-highway direction Cancun. Go past the entrance to Grand Coral/Nick Price Residences. At the traffic light (at the Coco Cola factory), turn right on the road. Drive down the road. You will pass the gated communities of Lol Tun, Balam Tun (here you can find the convenience store OxxO), Privanza del Mar and Lol Ka Tun until you come to the Azul Fives Resort. Follow the street and you will see a small public beach access. If you come to Le Reve Hotel & Spa you passed the entrance. As mentioned parking is very limited! But this also means, that not many people come to this beach.
